The Heart of the Estate
Leela Nilay is a two-bedroom cottage, about 1,020 sq ft, with a drawing room, dining area, kitchen, and a private porch overlooking the orchard. Both bedrooms have attached bathrooms, giving guests their own quiet corners while sharing a common gathering space. Closest to taraak, our estate kitchen, mornings here usually start with coffee on the porch, watching the hills wake up. Built for friends, families, or small groups who want togetherness without giving up privacy.

TWO STOREY RIDGE RESIDENCE
Leela Kunja
180° Hill view residence
Leela Kunja is a two-storey cottage with one private suite on the lower level and another on the upper level. Each level spans over 400 sq ft and is complete in itself, with a bedroom, sitting area, dining space, and bathroom. Outside, the shared seating area opens onto uninterrupted 180-degree hill views—cozy through the monsoon and winter, and expansive in summer. A flexible stay that feels as intimate as a private hillside home, whether shared or enjoyed on your own.
The cottage can be reserved as a two-bedroom stay for families or friends travelling together, or each level can be booked independently for couples seeking a more private retreat.

TWO BEDROOM ORCHARD COTTAGE
Leela Drakh
Two Suites · Over 500 sq ft Each
Leela Drakh is a two-bedroom cottage made up of two suites set side by side, sharing a single wall. Each suite has its own entrance and attached bathroom, so guests keep their own space while staying within arm’s reach of one another. The layout suits two couples travelling together, or a family that wants separate rooms without separate buildings. Named for the vines that the estate is built around, it sits among the orchard rows with the hills held in view from every window.

Residence Policies
Minimum Stay
Two nights minimum. The estate reveals itself gradually—a single night cannot contain what this place offers. Extended stays of a week or more receive priority consideration during peak seasons.
Exclusive Use
Each cottage is rented in its entirety. We do not split bookings or place unrelated parties in shared cottages. Your residence is yours alone for the duration of your stay.
Occupancy
Rates are for two guests per suite. Children up to 5 years stay free, 6–11 years are charged at 50%, and 12 years and above as adults. An extra bed is ₹10,000 per night and additional meals ₹4,500 per person, exclusive of GST. Leela Kunja and Leela Drakh can also be booked as full two-bedroom cottages.
Companion Animals
Dogs are welcome with advance notice, at ₹5,000 per dog per night plus GST, with a refundable ₹10,000 deposit per stay and a maximum of two dogs per unit. Vaccination certificates are required before arrival. The estate maintains resident dogs who roam freely, so it suits dogs comfortable around other dogs and is not suited to guests with dog allergies. Full details are in our Pet Policy.
Arrival & Departure
Check-in from 2:00 PM. Check-out by 11:00 AM. Early arrival or late departure may be arranged subject to availability. We recommend arriving before dusk to fully appreciate your first impression of the estate.
Cancellation
A 50% advance confirms your reservation, with the balance payable at or before check-in. Cancel up to 21 days before arrival and the advance is refunded in full; cancellations within 21 days of arrival, and no-shows, are non-refundable. Refunds are processed to the bank account you provide within 7–10 working days. One date change is permitted, chargeable, if requested more than 7 days before arrival; estate buyouts are non-transferable.
Seasonal Rates
Rates are seasonal and quoted per cottage per night, exclusive of 18% GST. Stay on a Continental Plan (accommodation with breakfast) or All-Inclusive (adds lunch, high tea and dinner at taraak); vineyard and orchard access, guided estate experiences and daily cottage service are part of every stay. Rates are subject to change at the management’s discretion with season, demand and availability, and the rate confirmed at booking applies to that booking.
